If you’re living right now in a cold, icy northern state, and you’ve decided that 2017 is going to be the year that you sell your home, load up the car, and move, Forbes magazine has some advice for you.

Forbes just released its list of the Top 20 Best Cities for housing in 2017, and found that Florida and Texas were the two states with the most hot spots.

According to their report, the Sunshine State ranks high on the list of the top 10 cities to relocate to in 2017. That includes Jacksonville at no. 2 and Orlando at no. 3. This is true, Forbes noted, for both housing investors and people looking to settle down and buy a home.

Using the North Carolina-based Local Market Monitor as a guide, Forbes checked data from 300 housing markets across the United States to come up with their list.

Buying a home in either Jacksonville or the Orlando area could prove to be a very smart and profitable investment. Local Market Monitor noted that home prices in each of the cities on the list are expected to grow by at least 17 percent in the next three years.

Jacksonville boasts a number of strong attributes, including job growth coming in at a healthy 4.1 percent, home prices averaging $225,000, and a healthy 9 percent annual home appreciation rate. The city’s population growth is above 5.1 percent.

Forbes is not the only one to point out how well Jacksonville is doing. Trulia just released a list of the hottest housing markets in 2017. Trulia cited Jacksonville among them, for posting one of the healthiest markets for employment opportunities in Florida, great year-round weather, and a high ratio of inbound home searches on Trulia by out-of-towners.

Ranking right behind Jacksonville was the city of Orlando. The City Beautiful was cited for a 4.4 percent job growth, a 7 percent rate of population growth, and average home prices of $219,000.

In these top-ranking communities, Local Market Monitor noted that population and job growth are so strong that builders are having a tough time keeping pace with demand
