Active Adult Communities Create Healthy Residents and a Healthy Economy

Next time you see an active adult (or 55+) community resident driving a golf cart, think bigger. What they’re actually driving is the state and local economy.

Case in point, Florida.  There’s no question that sunny states are a major draw for baby boomers as they near or enter retirement, and Florida, in fact, attracts more 55- to 74-year-old retirees than any other state in the nation.  And as the generation that controls about 70 percent of the nation’s disposable income, it shouldn’t come as a surprise to learn that AARP finds that older workers and retirees remain Florida’s biggest economic generators.

Today, there are many parts of Florida that are welcoming an influx of baby boomers, thanks in part to the growing number of master-planned, active adult communities.  These communities offer a truly vibrant lifestyle with the home designs and amenities that this demographic wants and needs.  And when active adults move to these communities, the surrounding regions often flourish, too.  For example, our active adult community, Solivita, in Kissimmee, is in a thriving and growing area, and with the recent opening of the Poinciana Parkway there are endless opportunities for future economic and development growth.

Now, we know that baby boomers can positively impact entire regions or states, and offering a master-planned community that taps the generation’s desires is a key component to attracting them to an area.  At AV Homes, our communities offer what’s most important to an active adult – resort-style amenities and flexible home designs.

Amenities Attract Active Adults

This is not your great grandfather’s generation — active adult communities today bear almost no resemblance to retirement settings from decades ago. Much of this is driven by baby boomers, people who actively seek modern spas/fitness centers, walking and jogging paths and a choice of resort-style pools all in the same community they call home.

Solivita, for example, features more than 150,000 square feet dedicated to amenities, including our award-winning Riviera Spa and Fitness Center. The National Association of Home Builders recognized the center with a “Best 55+ Outdoor Lifestyle Amenity” silver award for amenities such as a heated pool, exercise studio, two heated whirlpool spas and a deck overlooking the community’s vast waterways.

The National Association of Home Builders also awarded our Port St. Lucie community, Vitalia at Tradition, with its “Best 55+ Clubhouse” silver award for the Captiva Club.  It has a state-of-the-art fitness center, grand ballroom and heated tropical pool surrounded by cabanas and outdoor dining. Interestingly, Vitalia at Tradition is also home to the country’s largest synthetic turf green offering 18 holes of golf.

Promoting Flexibility

Flexibility is not only important to maintaining a healthy and active lifestyle for residents, it’s an essential component of modern home design as well. Savvy home seekers look for spacious and flexible floorplans that adjust to their current and future needs.  It’s important that home designs adapt easily to the changing needs of active adults so they can remain in the home and community they love for years to come.

Flexible home design features offered at Solivita and Vitalia at Tradition include an oversize shower that accommodates a bench when and if the need arises.  Also, “Snore and more” rooms, double master bedrooms and master bedrooms with a flanking den are additional home options that also attract many baby boomer buyers.

A Healthier Future

Therefore, it’s those attributes that resonate with active adults, bringing them to certain locations.  Not only do master-planned communities create happier, healthier residents, but they also make the surrounding regions economically healthier as well.  It’s a win-win for all involved.
